Ways to Gift Real Estate

If you’ve lost interest in home maintenance, grown tired of paying property taxes on a vacation home you no longer use, or need only a portion of the living space you currently own, you may be ready to make a move. But before you put your home on the market, think about a charitable gift.

Why Should I Consider a Gift of Real Estate?

Giving real estate is a wonderful way to support the Lucile Packard Foundation for Children’s Health and contribute to our mission of helping all children and families in our communities thrive. Although the generosity stems from your goodwill, there are financial and philanthropic benefits, too. They may include:

  • Receiving an income tax charitable deduction, equal to the appraised fair market value of the property.
  • Getting cash back from the gift transaction, a lifetime income stream, or the ability to live on the property after the gift is complete.

What Are My Options?

Give Today: When you make a gift of property that you have held for more than a year, you may obtain an income tax charitable deduction (when you itemize) equal to the property’s full fair market value. You also eliminate capital gains tax.

Enjoy Lifetime Use: You can give a personal residence or farm but retain the right to occupy it for life.

Obtain Income for Life: You can give an unmortgaged property to a trust, and the trust then pays income (within IRS limits) to you and, if you choose, others for the rest of your lives.

Give It Only After You No Longer Need It: Consider leaving your property to the Foundation in your will or revocable living trust.
